The Proven Insider Guide to Instagram Reels Every New Realtor Should Be Using
If you had told me a few years ago that the most powerful tool in my real estate business would be a fifteen-second video filmed in my car between showings, I would have laughed. Hard.
But here we are. Welcome to real estate in 2025, where Instagram Reels are the new business card, the new open house, and honestly, the new handshake. And if you want to build momentum fast, Reels are your secret weapon.
I know some agents think Reels mean dancing, pointing, acting perfectly, or performing. But what they really mean is connection. Showing people who you are. Inviting them into your world. If you can do that consistently, you will win.
Let me walk you through exactly how I do it.
How to Find the Best Trends without Wasting Hours Scrolling
Every agent wants the magic formula. The trend that will “blow up.” But here’s the real insider tip: trends are less about copying and more about aligning. Align the right audio and the right idea with your voice.
Here is how I find the best trends without falling into a doom scroll:
1. Follow creators who aren’t Realtors
This is where the gold is. Bakers, moms, comedians, entrepreneurs, travel accounts. They hit trends first. Realtors hit them second. If you want to feel current, you want to be closer to the source.
2. Save audio while you relax, not while you work
If I’m on the app just decompressing, I tap “save audio” every time something sparks an idea. Later, when I’m in content creation mode, I already have a library waiting for me.
3. Listen for the vibe, not the views
Some trends stick not because they’re funny, but because they’re relatable, emotional, or aesthetic. Sometimes the best content is quiet, not loud. A soft audio with a strong caption can pull more engagement than a viral sound.
4. Check local creators
Utah creators will show you what your audience is seeing, too. If you want to feel “in the moment,” peek at what local small businesses, lifestyle bloggers, or even local moms are doing. You’re not just a Realtor. You’re a local expert, and your content should feel like it.
How to Film Reels Without Feeling Awkward or Complicated
Let me tell you something: if you feel awkward filming, it means you’re normal. If you’re waiting to “feel ready,” you’re going to be waiting forever. Reels get easier by doing, not by thinking.
Here’s how I film mine without overcomplicating it:
1. Use natural light because it forgives everything
Stand facing a window or step outside. Good lighting makes you look more polished without doing anything extra.
2. Prop your phone up and stop holding it
A random stack of books, a candle, a water bottle, or your steering wheel. If the phone is stable, your energy calms down. If you’re holding your phone, your nerves show.
3. Film multiple takes, but only watch one
The biggest trap is watching every take and critiquing yourself. I film 3 or 4, trust that one is good, and move on. Done is better than perfect.
4. Talk like you’re texting a friend
Your audience does not want “polished Realtor voice.” They want you. Laugh. Mess up. Reset. Be human. That’s what converts.
5. Remember that B roll is your best friend
You don’t always have to talk on camera. Film yourself unlocking a door, writing notes at your desk, getting coffee, driving through a neighborhood, or turning on a lamp in a staged home. Pair it with a trending audio and a killer caption, and boom: easy content.
Why Reels Matter If You Want to Join a Strong Team
Here’s the part no one wants to say out loud:
Agents who show up online build trust faster.
Agents who build trust faster grow faster.
Agents who grow faster get better opportunities.
Your content becomes your proof of work.
Your future clients, lenders, collaborators, and even team leaders (hi, that’s me) are watching to see how you show up. Not perfectly. Consistently. Authentically. Creatively. Instagram Reels are the fastest way to show people that you’re not just in real estate, your heart is in real estate.
And that’s the kind of agent I want standing next to me.
Ready to create content that actually moves your business forward?
If you’re reading this and thinking, “I want someone to teach me this hands-on,” that’s literally what I do for the agents who join my team. Trend discovery, reel ideas, scripting, filming confidence, editing, all of it. If you want support from someone who actually works in this market and isn’t just teaching theory, reach out. I’d love to talk with you about what your goals are and how we can build something together.
