Selling your home isn’t just a transaction—it’s an emotional decision. It’s years of memories, milestones, and meaning wrapped up in four walls. So when it’s time to hand that over to someone else’s care, you shouldn’t have to hope they’ll do a good job. You should know.

That’s where the right listing agent comes in.

But here’s the thing: not every agent is the right fit for you. Some will sound great on paper, others might have tons of experience—but this decision isn’t just about who has the flashiest marketing or the most signs around town. It’s about who you trust to represent your home as if it were their own.

Step One: Look Beyond the Basics

Sure, you can start with the usual—experience, reviews, local market knowledge. But don’t stop there. The best listing agents aren’t just selling homes; they’re strategists. Ask about their process:

  • How do they prepare a home before it hits the market?

  • What’s their marketing plan—photos, videos, staging, social media, open houses?

  • How do they handle pricing strategies and negotiations?

Here are a few conversation-starters I always recommend sellers use when interviewing agents:

  • “What do you believe buyers value most right now?”

  • “Can you walk me through what happens if we get multiple offers—or no offers at all?”

You’ll learn more from how they answer than what they say. Do they stay calm, strategic, and confident? Or do they deflect with buzzwords? The right agent will educate you, not overwhelm you.

Step Four: Trust the Gut Check

There’s something to be said about intuition. Sometimes, the agent with the longest résumé isn’t the one who makes you feel safe. Selling your home is personal—and the person representing it should make you feel seen, heard, and taken care of every step of the way.
